Q: What is a Home Inspection?

A: A professional home inspection is an impartial third-party comprehensive visual evaluation of the physical structure, foundation, framing, electrical, plumbing, heating, air conditioning and roofing systems, as well as the condition of the interior and exterior.  The home inspection can especially help home buyers to determine whether there are major defects or deficiencies that exist, and minimizes significant financial burdens after the purchase.  By evaluating the current condition of the home, the buyer can make an informed, confident decision regarding one of the most important investments of a lifetime.

 

Q: What is a Stucco Inspection?

 A: Stucco moisture inspection will identify the type of system, the condition and the integrity of the system in regard to visible installation flaws, missing or improper flashing and sealant details to help protect the building or home from water intrusion and costly repairs.  The stucco inspection report will provide you with an unbiased moisture inspection that will pinpoint specific areas that may require repair.  It will also identify the likely causes of moisture damage, including the evaluation of the condition of the stucco.  Stucco Inspections are conducted under the AWCI, MWC & EDI specifications.  Our inspector is an accredited Stucco/ EIFS moisture analyst.  Indoor Air Quality Screenings follow the IAQA standards.

 

Q: How long will the Inspection take?

 

A: Most Inspections take about three to four hours. These times may vary depending on the size, age & condition of the home or commercial building.

 

 

Q: Should I be present during the Inspection?

A: We recommend that you be present at the time of the inspection, from start to finish.  A professional, detailed and easy to read report of the finding will be delivered via email within 24-48 hours after the inspection.

Q: Why can't I have soemone in my family who is very handy or a contractor inspect my new home?

 

A: This is the biggest mistake many potential new homeowners make when purchasing a home. Although the person you are considering may be very skilled, they most likely do not have the training and education that are required by the LA State Board of Home Inspectors.  The LA State Board requires inspectors to pass stringent tests and that Inspectors are licensed and insured.  Professional inspectors get what we call an inspector's instinct for problems. That instinct takes extensive training and  experience performing inspections to develop. Many contractors, and other trades professionals hire a professional home inspector to inspect their homes when they make a purchase.

Q: When should I have a home inspection?

A: Most often, after an initial offer has been accepted and deposit is made on a property, a customer generally has a 5-10 day period to contact a professional Home Inspection.


Q: Who arranges for the inspection?
